The Blue Mountains stretch 96 kilometres west of Sydney along the Great Western Highway, rising from the Nepean River at Emu Plains to over 1,100 metres elevation at Mount Victoria. The region encompasses distinct communities from the lower mountains around Glenbrook through Katoomba's tourism centre to the upper mountains villages approaching Lithgow.
Moving from a high-density apartment in Katoomba requires completely different planning than relocating from a bush property in Blackheath or Mount Victoria. Lower mountains suburbs like Springwood and Faulconbridge have better road access and milder weather, while upper mountains areas face steeper terrain, narrower roads and extreme winter conditions. Many properties feature long, steep driveways on sandstone ridges with limited turning space.
The Great Western Highway carries constant through-traffic and becomes heavily congested 7-9 AM (eastbound) and 4-6:30 PM (westbound). Single-lane sections through Wentworth Falls and Blackheath create bottlenecks year-round. Victoria Pass from Mount Victoria towards Lithgow has strict truck regulations and becomes treacherous during ice or fog. Tourist traffic peaks during October school holidays, Christmas-January period and long weekends.
Elevation creates dramatic weather variations. Upper mountains experience frequent fog, winter ice and occasional snow affecting road conditions from June to August. Mount Victoria and Blackheath average 5-10 degrees cooler than lower mountains. Summer brings extreme bushfire danger with total fire bans closing roads and restricting access. Heavy rain creates flash flooding on highway sections and steep driveway runoff.
Elevation challenges
Properties above Wentworth Falls face steep access roads and driveways requiring smaller vehicles or shuttle services. Blackheath and Mount Victoria have limited truck access on ridge roads. Many bush properties need 4WD access during wet weather. Springwood offers easier lower mountains access.
